Northcote House

Construction team positioning and securing a prefabricated wall panel at Northcote House.

Architect: Clare Cousins Architects
Builder: Wilderness Co-Builders
Location: Northcote, Victoria
Year: 2026
Candour approach: Prefab Platform
Project type: Residential
Status: In Progress
Candour scope: Floor panels, wall panels and panelisation strategy

Northcote House is a new home developed through close collaboration between Clare Cousins Architects, Wilderness Co-Builders and Candour, with a clear ambition: to deliver a high-quality architectural home within a tightly controlled construction programme and budget.

From the outset, the design and construction strategy were developed together. Rather than resolving the architecture first and determining how to build it later, the team considered how Candour's prefabricated platform could be deployed efficiently on site while retaining the quality and character of the architectural design.

With construction targeted for completion within six months, Candour developed and supplied the prefabricated floor and wall panels and worked with the project team to establish the broader panelisation strategy.

Designed around delivery

The construction programme was an important design consideration from the beginning.

Working closely with Clare Cousins Architects and Wilderness Co-Builders, Candour helped break the building into a coordinated sequence of prefabricated floor and wall panels that could be manufactured offsite and rapidly assembled once they arrived on site.

This required more than simply converting conventional construction into panels. Dimensions, junctions, structural requirements and the sequence of assembly were considered together so that the prefabricated components could work with the builder's overall construction methodology.

The result is a clear relationship between the way the house is designed, the way its components are manufactured and the way it is assembled.

Building better, faster

A key ambition for Northcote House was to demonstrate that architectural quality, cost control and construction speed do not need to be competing objectives.

Moving significant parts of the building structure into Candour's controlled manufacturing environment reduces the amount of work that needs to happen sequentially on site. While site works progress, the building components can be fabricated in parallel, before being delivered ready for assembly.

For Wilderness Co-Builders, the panelisation strategy provides a predictable structural package and a clear installation sequence, helping the project progress rapidly towards lock-up.

A collaborative prefab model

Northcote House demonstrates the potential of the Candour platform when the architect, builder and fabricator work together early in the process.

Clare Cousins Architects retained control of the architectural outcome, Wilderness Co-Builders brought its knowledge of site delivery and construction, and Candour contributed the panelisation, fabrication and assembly logic required to connect the two.

The project is on track towards its six-month construction target while maintaining a strong focus on cost and architectural quality.

It is a model for how Candour's Prefab Platform is intended to work: not replacing the architect or local builder, but giving both a more efficient and predictable way to deliver a well-designed building.
